local thresholding for image binarization.

i am working on local thresholding fir image binarization. where i need to calculate intensity I(x,y) of a pixel position (x,y). How to calalulate this value? Please help

I'm also attaching a demo where I used local thresholding.

An alternative is to flatten the image by using adapthisteq() and then using a global threshold.
